Position:  Property Manager, The Pearl

Reports to: Senior Property Manager, The Blairs District

The Tower Companies seeks a dynamic, driven individual to serve as the Property Manager of The Pearl, the premier luxury apartment community in downtown Silver Spring, Maryland. Key responsibilities:

The Property Manager will assist the Senior Property Manager (PM) with responsibilities for the daily operations of the property, including but not limited to the following:

  • Achievement of Net Operating Income
  • Outstanding service by resolving resident concerns professionally and promptly
  • Assist Senior PM with the property’s revenue management pricing
  • Assist Senior PM’s efforts to create and monitor all aspects of marketing for the property
  • Assist Senior PM with monitoring and responding to property’s online reviews
  • Assist Senior PM with training and on-boarding of new staff members
  • Cultivating and maintaining strong, loyal relationships with all constituents—owners, residents, team and vendors
  • Walking vacant apartments and inspecting for move in readiness
  • Executing Move-Out Inspections
  • Approving leases for the leasing team
  • Managing monthly accounting including, rent collections, delinquencies, renewals, PO process and more
  • Assist the Senior PM in completing market surveys, analyze competitors and evaluate weekly and monthly specials
  • Leasing apartments as needed to meet staffing schedules
  • Coordinate and manage guest suite rental programs
  • Assist Marketing manager in execution/assignment of events & marketing
  • Leading by example, demonstrating consistency, accountability, professionalism and unparalleled customer service in all circumstances.

Position Requirements & Qualifications:

  • 2 to 3 years’ experience in multifamily residential Property Management
  • History of successful leasing; a demonstrated expertise in the leasing process with high closing ratio and highly rated shops and customer service scores.
  • Knowledge of Yardi Software and Revenue Management
  • An entrepreneurial spirit, willing to roll up your sleeves and do what needs to be done
  • An ability to set your own priorities and those of your team, each day; create your own structure.
  • Extremely strong administrative skills; naturally organized and process driven.
  • Strong detail orientation; ability to plan and meet deadlines.
  • Ability to track open items and follow through completion.
  • Outstanding written and verbal English language skills.  Concise, professional, but approachable writing style.
  • A proven desire and ability to uphold policies, processes and procedures consistently.
  • A proven ability to professionally diffuse difficult and sometimes emotional situations.
  • Excellent customer service and communication skills
  • Professional discretion is required.
  • Working weekends may be necessary (2 days off during the week)
  • Successful completion of background check and drug test to meet Tower’s hiring standards.

Preferred qualifications include:

  • Bilingual Spanish a plus
  • College Degree preferred
  • High rise experience preferred
